GREA advises on sale of an office property in Bonn
June 2022
The building complex Godesberger Allee 115-119, Bonn, built in 1970, is characterized by its exceptional location in Bonn's federal district, close to the Rheinaue and the Rhine. The property has a wide range of public transport links and is in the immediate vicinity of the A 562 freeway. The property has just under 300 parking spaces.
In recent months, the office complex has been completely renovated to meet all kinds of future uses. The property is currently occupied by over 95%, mainly by state-owned companies (BImA – Federal real Estate Institute - including the German Armed Forces Command CIR (Cyber and Information Space) as subtenant, BLE – Federal Agency for Agriculture and Nutrition) as well as by private companies (BDO AG, Autobahn Tank & Rast Group, SIZ (Sparkasse)).
"We are pleased to be able to strengthen our position in Germany with this new major transaction for the benefit of our investors. It is an excellent example of our strategy to invest in large European metropolitan areas, focusing on properties with sustainable yields occupied by solid, financially strong tenants. The city of Bonn has a vacancy rate of less than 2.7%," explains Jean-Marc PETER, Managing Director of SOFIDY.
Orca Invest ORCA (a brand of Latour GmbH) and GREA GmbH acted for the seller in this transaction. SOFIDY was advised by Greif & Contzen, Clifford Chance and Albrings + Müller.
Sofidy, a subsidiary of Tikehau Capital, as the largest independent manager of mutual funds for real estate, continues its development strategy in Europe and strengthens its presence in Germany through the acquisition of a real estate property of six interconnected buildings with a surface of 21,800 m² in the heart of the federal district of Bonn. This acquisition was made as part of an off- market transaction.
